VICTORIA STREET REDEVELOPMENT

SCOPE: Architecture

STATUS: Feasibility Study

SECTOR: Mixed-Use

Project presented at the Bermuda Infrastructure & Development Summit, 2025

International Business Sector, 2025

Tika Gilbert Architects (TGA) was commissioned to prepare a conceptual feasibility design for the redevelopment of 68 Victoria Street. The proposed development comprises two distinct yet interconnected structures, each serving a specific function: Building 1, a boutique hotel accessed from Victoria Street, and Building 2, a mixed-use development accessed from Dundonald Street. Both buildings draw on modernist architectural influences, though each adopts a unique design approach.

Building 1 features a boutique hotel comprising 40 rooms across six floors. The design incorporates elevated rooftop amenities on the eighth floor, including dining facilities with views overlooking the South of Hamilton and Hamilton Harbour, rooftop gardens, and an indoor swimming pool, creating a refined and luxurious guest experience.

Building 2 emphasizes public realm engagement, with large structural columns along Dundonald Street creating a bold and inviting street-level presence. The ground floor accommodates commercial retail units, while a healthcare clinic spans both the ground and first floors. The upper levels comprise a mix of studio, one-bedroom, and two-bedroom private residential units, culminating in three-bedroom duplexes on the ninth and tenth floors that offer expansive views over North-East Hamilton.

This project embodies a forward-thinking approach to urban redevelopment, integrating hospitality, healthcare, retail, and residential living within a cohesive architectural framework that significantly contributes to the evolving character of Hamilton.
